How to Check a Dubai Rent Increase
A landlord’s message is a proposal; the legal position depends on the tenancy, notice and current official rental tools.

Start with your exact property
Collect the Ejari certificate, signed tenancy contract, current annual rent, property type, area and contract dates. Small differences in location or unit type can change the official comparison, so avoid using a generic neighbourhood average.
Use the official rental tool
Open Dubai Land Department’s e-services and find the current rental-index or rental-valuation tool. Enter the property data exactly and save the dated result. Treat brokerage advertisements as market evidence, not as a substitute for the authority’s tool.
Check notice separately
The amount and the notice process are separate questions. Review the notice date, delivery method and contract renewal date against the current Dubai tenancy rules and DLD/RDC guidance. Do not agree verbally if the written proposal is unclear.
