How to cancel Ejari after moving out
Finish the tenancy handover first, collect the supporting documents, then use the Dubai Land Department’s cancellation service or an authorised service channel.
Before requesting cancellation
- Agree the tenancy end date in writing and keep the notice or termination agreement.
- Complete the key handover and obtain a signed acknowledgement.
- Close utility accounts that must be settled and retain the final statements.
- Resolve rent, damage and deposit issues separately; cancellation does not by itself prove that money is settled.
The practical process
- Find the registered tenancy contract number and the parties’ current identity documents.
- Open Dubai Land Department’s Ejari cancellation service or Dubai REST.
- Check the live document list for your case. Early termination, expiry and court-ordered endings may require different evidence.
- Submit the request through the official channel and keep the transaction number.
- Download the cancellation confirmation and verify that the old contract no longer appears active before registering a replacement tenancy.
Who should submit?
The registered parties and their authorised representatives should follow the roles shown in the service. If a landlord or agent promises to complete it, ask for the official transaction receipt and final cancellation certificate—not a WhatsApp assurance.
Common delay
The most frequent practical problem is an incomplete exit file: no signed termination, inconsistent dates, missing representative authority or an unresolved supporting document. Compare every name and property detail with the registered contract before submission.
Keep the Ejari cancellation certificate with your handover report, deposit correspondence and final utility bills. Together they form a much stronger move-out record.
